Our spa is a separate facility designed exclusively for your relaxation and well-being. When you book your session, the entire spa house is reserved only for you, offering complete privacy and tranquility throughout your stay. Located right next to the majestic Linden tree that inspired the name “Lipa Houses,” the spa building includes secure, video-monitored parking for your peace of mind and convenience.
Upon arrival, you’ll be welcomed by a changing room equipped with towels, slippers, and essential oils so you can prepare for your spa time without any hassle. The interior exudes warmth and elegance, creating the perfect environment to escape daily stress and recharge.
Sauna at Kosmaj with a Stunning View
One of the main highlights of the Lipa Houses Spa Center is the spacious sauna with a large glass wall that offers a breathtaking panoramic view of the surrounding nature. Regardless of the season or time of day, relaxing in this sauna brings a deep sense of peace and harmony with the environment.
The sauna accommodates up to four individuals, offering two reclining positions and two seated spaces. It is ideally suited for couples, families, or small groups of friends.
To enhance your experience, we offer a selection of essential oils, including lavender, eucalyptus, mint, vanilla, and pine, delivering a rich aromatherapy effect for full relaxation.
Jacuzzi with Massage Jets
After the sauna, unwind in the hydro-massage jacuzzi, which offers many benefits for both the body and mind. Warm water and massage jets help relieve muscle tension, improve circulation, and promote overall well-being.
The jacuzzi includes two reclining and one seated spot, allowing you to find the most comfortable relaxing position.
Just like the sauna, the jacuzzi area offers beautiful natural views. On warmer days, the terrace doors can be opened to bring the outside in, making the experience even more immersive.The jacuzzi also includes chromotherapy and aromatherapy features for enhanced relaxation and rejuvenation.
Refreshment Corner
Inside the spa house, you’ll also find a kitchenette with everything you need. Whether you prefer tea, a glass of wine, or some champagne, you can enjoy your favorite drink between treatments. Fresh spring water is always available to keep you hydrated during your retreat.
Refreshments can be enjoyed in the indoor lounge area, where guests can relax on comfortable loungers or on the spacious terrace, which offers fresh air and views of the lush greenery surrounding the spa.
Rest & Relaxation Zone at Kosmaj
Taking breaks between sauna and jacuzzi sessions is essential for your body to adjust and fully absorb the benefits.
The spa house offers a cozy relaxation area with loungers where you can rest, read a book, listen to soothing music, or simply enjoy the silence and natural views.
During the warmer months, the large terrace becomes a guest favorite. Here, you can sunbathe, meditate, or just take in the peaceful scenery of the hillside. This terrace combines privacy with open space, making it the perfect spot to feel connected to nature while enjoying the complete comfort of the spa center.
Additional Facilities for Your Comfort
To make your visit as comfortable as possible, the spa house includes additional rooms that enhance your overall experience.
The changing room is fully stocked with towels and slippers, so you don’t need to bring anything.
Whether you prefer hot or cold water, a modern shower room is available for a quick refresh before or after using the sauna and jacuzzi.
The bathroom is tastefully decorated and equipped with everything you need, making you feel at home.
Parking
Although Lipa Spa is on the same plot as Lipa houses and you can take a walk from the houses (right after linden tree), there is also a parking in front of Spa, with video surveillance.

Please, take care of Lipa houses & Spa as it was yours – and feel as it is your Spa.
Reserve your time slot on time
Maximum number of person per time slot is 5
Loud gatherings and parties are not allowed
Smoking is not allowed
Do not pour anything in jacuzzi – all needed is there
With precautions – do not stay too long in warm jacuzzi or sauna
Children below 14 years old are not allowed
